The investor has one contract with us — and through it, control over all the others. As the investor’s representative within the meaning of ZUT, we stand between them and the dozens of participants in the process: designers, supervision, contractors, utility companies, administration. We prepare and run the tender procedures and negotiate on the investor’s behalf — every award is notified and open to reasoned objection. We coordinate design across all disciplines under Ordinance No 4/2001 and monitor compliance with the planning parameters. We run the permitting procedures — from the design visa to the permit to use. During construction we control the acts and protocols under Ordinance No 3/2003 and allow no payment against a payment certificate (protocol form 19) without the investor’s prior approval. This service includes investor supervision — checking quantities, contractual quality, cost and the grounds for payment — but is not limited to it: a check establishes the deviation, while management organises the decision, assigns owners and tracks execution. The investor makes the decisions; we make sure they are informed, timely and executed.
