Not every engagement covers the entire project lifecycle. For the retail centre in Sofia’s Lyulin district — a large development with a gross built area of over 70,000 sq m, developed by the Austrian group Real4You — Strive 4BG’s role covered the first four phases: from initial assessment to contractor selection.
In concrete terms, this meant managing the project through the initial assessment, the initialisation, the design and permitting, and conducting the tender procedure for selecting the main contractor. By the time a project reaches the point of contractor selection, most of the critical decisions that determine the budget and the schedule have already been made — it is precisely in these early phases that the project manager delivers the greatest value.
The building was commissioned and operated for years. (Note: in 2023 the centre changed ownership and was renamed — this account describes the engagement during the original construction.)
